I had a fantastic two-year stay at Park Evanston in Evanston, Illinois. The amenities are very good, including a 24-hour fitness center, rooftop pool. The apartments are modern, and maintenance works fast!

The staff were outstanding, especially the leasing manager Pat Keller and the doorman, Ed, who were always friendly and helpful. The location is perfect, close to downtown Evanston, Northwestern University, Lake Michigan, and Whole Foods.

I highly recommend Park Evanston. Thanks Pat for these amazing two years!

Similar to what Rachel wrote, we experienced a similar issue with the management team at Park Evanston. They overcharge without any notice to the residents and refuse to admit it is their fault. Additionally, they insist that we still need to pay the rent even after the lease is transferred to a different unit (which means we need to pay the rent for both units during that time).

They assign a certain plan under AT&T as the only option for the internet. The plan provides low-quality and unstable internet connection at $70/month. Our Wi-Fi has broken four times since last summer, and it costed a huge amount of time to get it fixed each time.

Back-and-forth emails with the management cost a lot of time and energy and leave the issue unsolved. The way they communicate is unprofessional, and they never apologize for their mistakes.

The management team at Park Evanston is irresponsible and unprofessional. They still owe me a refund after two months and haven't given me a deadline to refund me.
I lived at Park Evanston from August 2023 to May 2024. In May, they overcharged me $688.26 without notice and haven't refunded me yet, even though it's been almost 2months. I paid the full $3,048 for 1b1b billed, then realized the overcharge.The irresponsive management hasn't provided a refund, apology or response despite my numerous emails. I wish they'd process my case and provide the refund after noticing this review.

Be warned, potential renters: this apartment is plagued by an unsettling infestation of bugs and cockroaches that creep from the floors, a disturbing issue that's hard to ignore. Also, the design is cramped and outdated, the amenities are a joke, and everything feels cheap. The staff is unresponsive and unhelpful, making every issue a major ordeal.

The rent is ridiculously high for such poor quality. It's a complete rip-off. My advice? Avoid this place at all costs. There are way better options out there that offer actual value for your money.

We are long time tenants and have found the Park Evanston to be a wonderful residence providing great support and amenities. Most importantly, whenever we need service to fix a problem, the response is quick and effective. For example, when water started leaking from the ceiling at 10 pm, the 24-hour security desk attendant called building maintenance staff at home. They came in and worked until 3 am to stop the leak. Ceiling and wall repairs were promptly addressed.

Update - Day 19:

The water leakage issue persists and is accompanied by a significant mold growth in both the living room and bathroom. The situation has become not just inconvenient but also a health concern. Prospective renters, exercise caution and inquire about these issues before making a commitment. Urgently awaiting management’s prompt and effective response.

Moved into The Park Evanston less than a month ago, drawn by its appeal and promise of a high standard of living. Regrettably, I've been grappling with an inexplicable huge water leakage directly from the floor of my apartment, dampening my enthusiasm. It's concerning that such an issue remains unresolved in a premium establishment. Potential renters, be aware and seek clarity on this before committing.

Lived here 2017-2019, and also 2022-now. To be fair, the units themselves are pretty good for the price in Evanston (relatively speaking) - units are mostly renovated by this point, so expect small issues here and there, but overall I do enjoy my unit. Now two big issues for anyone considering living here: 1. elevators are constantly down (sometimes all 3), which does not feel safe... and also takes forever if you live on higher floors; 2. still some ongoing renovation (elevators mostly at this point), so expect some noise in some units / construction related inconveniences. If you can look pass these 2 issues or building management can solve the issues soon, I'd say Park Evanston is still relatively a good building in Evanston (which in itself isn't saying much because Evanston renting is so ridiculously expensive right now...)

Besides the nice views and big windows, there really isn't much else good about this place. All the negative reviews are completely on point, and I regret not listening to them before moving in. Throughout my 2 year stay, there has been so much renovation and drilling going on that have been so loud and distracting during zoom classes - I had to put up with it during a remote test as well.
When my lease expired, the rent increase was ridiculous (>$1000), but I had no choice as I would have to find another apartment on very short notice for just a few months. Thankfully it was negotiated down somewhat, but still left a very bad impression.
Management also always had an attitude, and maintenance sometimes entered my apartment without any notice. They will also find every opportunity to charge you with quite rude messages that basically state there's no room for argument without giving any prior warnings. Basically impossible to communicate with them either because they will just ignore pretty much everything you say.
The wifi in the apartment is also terrible, and you only have one choice of provider and speed.
They package room is messy and disorganized, and I've lost multiple packages in there. Once, the package room was also closed off so all the packages were said to be moved to a different location. Spent forever looking in there and didn't find my package - there were other people in there looking for things like medication that they need. Turns out, the packages were in the shut off package room that we weren't allowed to go in and were told that our packages weren't in there. Good thing I don't believe anything the management says anymore and went in there anyways and found everything.
All in all, if this weren't one of the few nicer apartment buildings in the area, I definitely wouldn't live here, and they fully take advantage of that fact. Glad to be moving out.
